Extensive Renovation and Re-Imagining
This project is a historic 1800’s farmhouse. Described simply, this is your textbook example of the worst house in a great neighborhood.
Purchased at the peak of the housing buying cycle (back when rates were still low!), we were drawn initially to the land - 1.4 acres in a great neighborhood in Hingham. This property flew under the radar due to the refresh required - with just about every surface in need of attention. This was an exciting project and an attempt at a more upmarket renovation - providing an opportunity to enhance all material touchpoints and add luxury features in line with the needs of the modern high end consumer. We believe this property now has flexibility as a home for a young and growing family, or for empty nesters looking to downsize in a seaside community.

Timeline
The interior of the property was completed in about 6 months, with the bulk of the projects occurring over an initial 8 week period.
Renovation Costs
We’ve currently spent $60k on the interior of the property and have a few more exterior projects remaining (likely ~$15k additional cost).
Biggest Challenge
This property is an antique build and when purchased, lacked many of the modern amenities buyers are looking for. Adding storage, creating a luxurious bathroom, and crafting a floorplan for entertaining within such tight confines required creativity and proved to be the biggest challenge of this project.
